Ferran Martin began his law studies in 1992 at the University of Barcelona. He successfully obtained his degree in 1997.

After that, he decided to establish his own real estate agency and also become an administrative manager of homeowners' associations (HOAs). However, after 5 years, he realized that, while there were many Real Estate agencies, there weren't  any advisors assisting people in this sometimes complicated process. He decided to continue his education and specialize in real estate and urban planning law.

Before signing a preliminary purchase contract (also known as the "Arras contract"), it's advisable to have the contract reviewed by your lawyer. The property register may not be coordinated with the cadastre, or there may be outstanding urban planning penalties. Don't be misled by the seller or the real estate agent, and take precautions. Therefore, seek assistance in a timely manner, preferably at the time of making the reservation.

Another crucial step is to correctly determine who should bear the various costs involved.

There are the usual buyer's costs, such as the notary and the property register, but you also need to pay transmission tax and, if applicable, capital gains tax and non-resident tax. Depending on who the selling party is, paying these taxes becomes your obligation. Therefore, it's important that you are assisted in this matter and that such payment is made within the agreed timeframe.
